Pre-start meeting/Home site preparation:

Stately Homes will obtain all necessary building permits and approval from local building authorities.
-Lot is staked and pinned
-Land is cleared of vegetation
-Drainage swales are established
-Trees are preserved or removed
-Pad is built if necessary per the engineer

We will also conduct a brief meeting with the customer to revisit the floor plans, establish the building timeline, and answer any questions.

Our Process:

-Footprint/form boards are set
-Plumbing undergrounds are placed
-Beams are dug
-Rebar and cables are installed
-Foundation is thoroughly inspected by a Stately Homes builder, engineer’s
representative, and local building officials before concrete is poured.

Studs, Beams, Floor Joists, Rafters, and Sheathing are delivered to build the “bones” of the structure. The framing contractor will use the blueprints to pop lines to identify the location of walls and doors. Each wall, ceiling, and roofing members are erected in accordance to the plan.

This process involves the installation of the vapor barrier, windows and doors, fascia and soffit, siding (if applicable), and roofing materials.

All rough plumbing is run. This consists of hot and cold water lines stubbed out, Vent pipes run, shower and tub drains, valves installed, gas lines run, etc.

The HVAC rough, consisting of duct work and equipment in the attic, is installed. The electrical wiring, alarm, cable, and phone lines are all run. After all of the the mechanicals are in place, a final frame punch will be made to insure the structure is sound and ready for sheetrock. The home is insulated with polyseal and batt insulation at this point.

Estimated Duration: Three Weeks

Drywall is hung, taped, floated, and finished. Texture is applied to ceilings and walls.

Estimated Duration: One Week

All interior doors are installed. Baseboards, window stools, and casings are run. Kitchen and bath cabinets are installed. Countertops are measured and/or installed. Interior priming, caulking, and prepping is completed. First coats of latex and enamel are applied. Tile is installed.

Estimated Duration: Three Weeks

Plumbing and electrical fixtures are installed. A/C registers and compressors are set and started. Typically the exterior is coming to completion. The grading is now being finalized, gutters are installed, the perimeter fence is up, and landscaping is put in place.

Cosmetic items are addressed and refined. Flooring is completed. Appliances are installed.

A Stately Homes representative will lead the customer on a features tour of the home. During the walk through we will note cosmetic imperfections as well as mechanical items that may not be performing as intended. The builder will begin addressing each item on the walk list shortly after the completion of the orientation.

Estimated Duration: One Week

Customer will sign-off on the orientation items. An explanation of the warranty procedures will be discussed.
